Drain, Waste & Vent Findings on a Home Inspection
The drain side of the plumbing section is where reports get quietly technical: S-traps, improper slope, missing vents. Most of these findings are small, bounded fixes. The trick is telling the routine ones from the few that point at something bigger underground.

Half the plumbing section of a report is about water coming into the house. The other half, the drain, waste, and vent (DWV) system, is about water leaving it, and it's the half most buyers skim, because the findings sound like trade jargon: "S-trap configuration observed," "improper slope at drain line," "fixture appears to lack venting." None of it sounds expensive, and most of it isn't.
But drain problems on a home inspection deserve a careful read for one reason: the DWV system is the only part of the house where a $150 symptom and a $10,000 problem can produce the exact same finding. A slow drain can be a hair clog, or it can be the first visible sign of a broken sewer lateral under the front yard. The skill here is learning which drain findings are self-contained — and which ones are a reason to look further before your contingency expires.
What the DWV system actually is
Three components, one job: get wastewater out of the house without letting sewer gas in.
- Drain lines carry water away from each fixture.
- Waste lines (the larger pipes) collect the drains and carry everything to the sewer lateral or septic tank.
- Vent pipes run up through the roof and let air into the system so water can flow out smoothly. Without venting, draining water pulls a vacuum, gurgles, and can siphon the water out of the traps that block sewer gas.
That third piece is the one buyers have usually never thought about, and it explains most of the strange-sounding findings in this part of the report. Every fixture has a trap, the U-shaped bend under a sink that holds a plug of water as a seal against sewer gas. The venting system exists largely to protect those water seals. When an inspector flags a venting or trap issue, they're flagging a sewer-gas pathway, not a leak.
The findings you'll actually see
Slow or gurgling drains
The inspector runs water at every fixture and watches it drain. The write-up is often as simple as: "Slow drainage observed at hall bathroom sink; recommend clearing and re-evaluation." One slow fixture is almost always a local clog (hair, soap scale, a partially blocked trap) and it's a service-call fix.
The pattern that matters is multiple slow fixtures, or the lowest drains in the house backing up when others run. If the tub gurgles when the toilet flushes, or a floor drain burps up water when the washing machine empties, the restriction is downstream of everything, in the main waste line or the sewer lateral itself. That's the finding that should send you to the sewer scope question, because the inspector's camera-free view ends at the cleanout, and the expensive problems live past it.
S-traps and other improper trap configurations
An S-trap is an older trap shape that curls back down into the floor instead of running horizontally to a vented wall connection (the modern P-trap). The problem: without a vent arm, a strong drain flow can siphon the trap dry, leaving an open path for sewer gas into the room. S-traps show up constantly in pre-1960s homes and in DIY bathroom and bar-sink additions of any era.
Typical report language: "S-trap configuration observed at kitchen sink; this configuration is prone to siphoning and is not permitted under current plumbing standards; recommend correction by a licensed plumber." It reads sternly. The fix is usually modest: reconfiguring the trap arm, sometimes adding an air admittance valve (a small one-way vent that can substitute for a full vent pipe where codes allow it). This is a fix-soon item, and almost never worth a standoff with a seller.
Improper slope
Drain lines need fall; the standard is about 1/4 inch per foot for common residential pipe sizes. Too little slope and solids settle out and clog. Counterintuitively, too much slope causes the same problem: water outruns the solids and leaves them behind. Inspectors flag visible slope problems mostly in crawlspaces and basements, where sagging, back-pitched, or improperly supported runs are exposed: "Waste line in crawlspace exhibits negative slope and inadequate support; recommend correction."
A sagging accessible run is a cheap re-hang. The version to take seriously is a belly, a low spot in the buried line under a slab or yard, where water and solids pool permanently. Bellies can't be seen on an inspection at all; they're a camera finding, which is again why the scope question follows naturally from certain drain symptoms.
Venting problems
Beyond S-traps, you'll see findings like "no visible vent for island sink" or "plumbing vent terminates in attic." A vent terminating in the attic is worth fixing promptly, since it releases sewer gas and moisture into the attic space rather than above the roof. Missing or inadequate venting elsewhere usually announces itself as gurgling and slow drainage and gets solved with a vent connection or an air admittance valve.
Material notes: cast iron and Orangeburg
Two DWV materials earn special mention when an inspector sees them. Cast iron waste pipe (common pre-1975) rusts from the inside; scaling narrows it and eventually the bottom of horizontal runs rots through. A note like "cast iron waste piping observed; material is at an age where interior corrosion is common" is a budgeting flag rather than a defect, but cast iron houses are strong candidates for a camera inspection. Orangeburg, bituminized wood-fiber pipe used for sewer laterals from roughly the 1940s to the early 1970s, is essentially compressed tar paper and deforms and collapses with age. If a report or a scope identifies Orangeburg, plan on replacement; it does not have a repair path.
What drain and vent repairs cost
Region, access, and how much finished space sits between a plumber and the pipe move these ranges substantially.

Everything above the last two rows is a bounded, modest fix. The DWV section only gets expensive when the problem leaves the house, which is exactly why the pattern of symptoms matters more than any single finding.
Sorting the section: three questions
- Is it one fixture or many? One slow drain is a clog. Several, or backups at the lowest fixtures, point at the main line. Escalate to a scope before you negotiate, so you're negotiating with real information.
- Is it a gas-path issue or a flow issue? S-traps, missing vents, and attic-terminating vents are about sewer gas. They're legitimate corrections with small price tags; bundle them into a modest repair credit rather than itemizing.
- What's the pipe made of? Cast iron or any hint of Orangeburg changes the risk profile of the entire section, the same way material dominates the supply-side story in the main plumbing guide.
Sellers rarely fight over DWV corrections; the individual numbers are small and the code logic is hard to argue with. The negotiation risk runs the other way: accepting a $250 "slow drain" finding at face value when the real story is a root-invaded lateral. When the symptoms point downstream, spend the scope money before you sign away the contingency.
Small fixes, one buried exception
Drain, waste, and vent findings are mostly small, specific, and cheap to fix: trap reconfigurations, vent corrections, re-hung pipe. Read them calmly, bundle them, and don't over-negotiate them. Reserve your attention for the two things this section can only hint at: what the buried line is made of, and whether the pattern of slow fixtures points past the foundation wall.
