The HVAC section of most reports runs shorter and calmer than the roof or foundation sections: a manufacture date read off a data plate, a temperature measurement, a sentence or two of recommendations. Don't let the brevity fool you. A furnace and central air conditioner together rival the roof as the most expensive equipment on the property, and a single line about equipment age can matter more to your budget than a page of findings anywhere else.
What the inspector actually does
A home inspection is a functional test. The inspector turns the system on through the thermostat, lets it run, and observes. They read manufacture dates off the data plates (usually encoded in the serial numbers), measure the temperature difference between return and supply air as a rough capacity check, and look over what's visible: rust or soot at the equipment, condensate routing, duct condition where accessible, combustion venting, filters, disconnects. They are not licensed HVAC technicians, and they don't disassemble equipment or open a blower compartment to inspect internals directly.
Two limits follow. First, the report describes what the system did on one day, in that day's weather. Second, air conditioning often goes untested in cool weather because running a compressor in the cold can damage it. "Unable to test due to ambient temperature" is a real constraint on the inspection, no reflection on the equipment.
Turning the section into a decision

Negotiating the section
Age is your leverage even when nothing is broken. A functioning system past its expected life is exactly what sellers prefer to credit instead of repair, since there's nothing to fix yet. Make the ask concrete: "the furnace is old" is soft, while "an HVAC contractor quoted $6,800 for a matched system" gets taken seriously. Keep small component wear out of the itemized list entirely. A single lump-sum credit for the small stuff reads as reasonable and keeps the conversation on the expensive equipment, where it belongs.
