Plumbing Problems on a Home Inspection

Plumbing findings sound tamer than roof or foundation findings, but they hide some of the report's biggest budget surprises inside a single word: the pipe material. Learn to read that word and the rest of the section falls into place.

The plumbing section rarely uses scary language. No "at risk of failure," no "recommend evaluation by a structural engineer." It quietly lists pipe materials and ages, and it buries the most expensive plumbing finding a house can have inside a two-word material name most buyers have never heard of.

The reason material carries so much weight is access. An inspector's plumbing review is visual and non-invasive: they run fixtures, flush toilets, check under sinks, and look at whatever is exposed in a crawlspace, basement, or utility closet. Most of a home's piping runs inside walls, under slabs, or underground, and in a slab-on-grade house the lines under the slab are invisible entirely. What the house is plumbed with is often the only real evidence you get about pipe you will never see.

What gets checked

  • Supply pipe material and visible condition: copper, PEX, CPVC, galvanized steel, or (in older homes) polybutylene, plus any visible corrosion, patching, or active leaks.
  • Water heater: age read from the serial number, condition, venting, and safety devices.
  • Drain, waste, and vent system: visible pipe material, slope, and how fixtures drain during testing.
  • Water pressure and flow, and whether it's unusually high or low.
  • Visible leaks and past water damage at supply lines, drain connections, and fixture shutoffs.
  • Fixtures and shutoffs, including whether shutoff valves exist and actually turn.

Expect a disclaimer along the lines of "concealed piping was not inspected; no representation is made regarding condition of piping not visible or accessible." That's an honest statement of the method's limits, worth taking at face value.

A field guide to the two materials that matter

Two materials draw more inspector attention than everything else in the section combined, because both were standard for decades and both have documented failure histories.

Polybutylene (PB) was installed from roughly the late 1970s through the mid-1990s, in millions of U.S. homes, as a cheaper alternative to copper. It's a gray or blue-gray plastic, typically stamped "PB2110" where visible under a sink or at the water heater. The resin breaks down from the inside over decades of exposure to chlorinated water; it's been the subject of class-action litigation, and some insurers decline or surcharge homes that still have it. That insurance angle is frequently a stronger negotiation lever than the repair cost itself, so call a carrier or two during your contingency window instead of after closing. Galvanized steel was standard in homes built before the 1960s. It's dull gray with threaded joints, and a magnet sticks to it, which it won't do on copper or plastic. Galvanized pipe corrodes from the inside, narrowing its own diameter for decades before it ever leaks, so the tell is functional rather than visual: weak pressure when two fixtures run at once, or water that runs rusty after the house has sat unused for a few days. Run the shower and a sink together during a walkthrough; a sharp pressure drop is a strong real-world signal. One reading note: galvanized drain pipe is a slower, more localized problem than galvanized supply pipe, so make sure you know which system a "galvanized" note refers to. Modern materials don't carry this era-specific baggage. A note like "copper supply piping observed, no active leaks" or "PEX supply piping, relatively recent installation" tells you the plumbing starts from a materially better position, whatever else the report says.

The water heater: a small line with a real number attached

Water heaters get a mention on nearly every report because they have a knowable lifespan and a specific failure mode: they leak, and eventually they can leak a lot at once, into whatever room they occupy. The manufacture date is encoded in the serial number on the rating plate; the most common convention puts the year in the first two digits and the week in the next two, though formats vary by brand. Standard gas tanks typically last 8–12 years and electric tanks 10–15, so anything past the 10-to-12-year mark gets flagged as approaching the end of its service life. Region, access, and house size move these numbers substantially. A repipe of a single-story home with a crawlspace is a very different job from the same repipe in a two-story house with finished walls throughout.

Turning plumbing findings into a negotiation

  1. Lead with material. A house with polybutylene or heavily corroded galvanized pipe is a different negotiation from day one than a house with copper and a couple of drippy shutoff valves.
  2. Get a plumber's written repipe bid for anything material-related. A licensed plumber's number on letterhead anchors the conversation far better than "the report mentioned old pipes," and purchase estimates are usually quick to schedule.
  3. Bundle the small stuff. A worn supply line, a slow drain, and a missing shutoff belong in one modest credit line, never a long punch list.
