Water Intrusion and Mold on a Home Inspection: A Buyer's Guide
No section of an inspection report triggers more anxiety than the one that mentions mold, yet most of what gets flagged is a moisture-management issue with a knowable cost. What the hedged language means, which findings need action before closing, and which can wait.

You'll rarely see the word "mold" used plainly in an inspection report. You'll see "apparent microbial growth," "conditions conducive to moisture," and "staining consistent with past water intrusion." The caution is partly liability management and partly a genuine limit: a visual inspector can't identify mold species or measure air quality, so the report describes what's visible and leaves the conclusions to you. That hedging is also why this section scares buyers out of proportion to what it usually contains.
Sign, source, timing
Everything in this part of a report reduces to three questions. What's the sign: a ceiling stain, efflorescence (the white, chalky mineral residue water leaves as it evaporates through concrete or masonry), a fuzzy or spotted patch, a musty smell. What's the source: the grading, gutter, roof penetration, plumbing leak, or condensation problem that put the water there. And the timing: is water still coming in? Inspectors carry moisture meters largely for that last question. A stain that reads dry is history; a stain that reads wet is an active leak.

What needs action before you close
Active water entry is the finding that justifies slowing down: a basement that's wet during or after rain, a crawlspace with standing water, rot in structural framing, or a moisture reading confirming a material is wet right now. Extensive visible growth belongs in the same category, especially in a poorly ventilated space, because it means the moisture problem behind it is ongoing. What can wait
A second group points to real conditions worth fixing but not worth panic: efflorescence with no active leak behind it, a crawlspace missing its vapor barrier, grading that slopes toward the house, or isolated staining a moisture meter confirms is dry. Negotiating water and mold findings
- Chase the source, not just the symptom. Asking a seller to "remove the mold" without fixing what caused it solves nothing; the growth returns. Frame every request as correcting the source plus remediating existing damage.
- Keep active and historical separate. A confirmed-dry stain from a leak fixed three years ago and an ongoing seep look alike in photos and deserve completely different asks.
- Use cheap fixes as easy wins. Grading and gutter corrections cost little enough that most sellers simply agree rather than negotiate, which saves your leverage for the bigger items.
- Get a bid before asking for remediation money. Waterproofing and remediation estimates vary widely with scope. A specific contractor number carries far more weight than the word "mold."
Most water findings resolve to the same logic as everything else in a report: find the source, then price the fix.
