Ductwork Findings on a Home Inspection: Leaks, Sizing, and Asbestos
Ducts fail silently. Typical systems leak 20 to 30 percent of the air they carry into attics and crawlspaces, and the report lines that flag it are easy to skim past. What those findings mean, and where the real money hides.

Buyers read the HVAC section for the equipment: how old is the furnace, does the AC blow cold. But equipment is only half the system. The other half, the ductwork that moves conditioned air to the rooms and pulls it back, fails silently. Field studies of U.S. homes repeatedly find typical duct systems losing 20–30% of the air they carry through leaks, disconnections, and bad joints, mostly into attics and crawlspaces nobody heats or cools on purpose.
Most duct findings are inexpensive sealing and support work. But this part of the report also hides one deceptive finding (a comfort complaint that's really a design problem) and one that changes how every future repair gets handled (suspected asbestos). Telling those apart is the point of this guide.
What the inspector can and can't see
Ducts run through the least accessible spaces in a house (attics, crawlspaces, between floors, sometimes buried in slabs), so the inspection is honest about its limits. An inspector evaluates visible and accessible runs, checks that supply registers deliver air and returns pull it, and notes duct material and insulation condition where visible. Pressure-testing is a specialist's job with a duct-blaster rig, and nobody sees inside walls or slabs.
The materials they'll name:
- Sheet metal. Rigid, durable, common in older and higher-quality installs; leaks at unsealed joints.
- Flex duct. Wire-helix plastic duct with insulation wrap, ubiquitous since the 1980s. Cheap and fine when installed well, but easily crushed, kinked, or run in long sagging spans that strangle airflow.
- Duct board. Rigid fiberglass panels; adequate, but degrades with moisture and age.
- Asbestos-cement (Transite) and asbestos-wrapped ducts. In homes built or ducted before roughly 1980. Addressed below.
Leaky joints and disconnected runs
The bread-and-butter finding: "Ductwork joints in crawlspace exhibit gaps and deteriorated tape; recommend sealing to reduce conditioned air loss." Old cloth "duct tape" (notoriously the one job duct tape is bad at) dries out and falls off within a decade, leaving joints open. Worse is the occasional fully disconnected duct, quietly heating a crawlspace for years. Sealing with mastic or foil tape is low-skill, high-payoff work.
Crushed flex duct and missing insulation
Flex duct only works when it's pulled taut and supported. An inspector who crawls the attic will flag runs pinched under storage boxes or kinked at sharp turns, plus long unsupported droops between joists. Each defect chokes airflow to whichever room sits at the end of it. The fix is usually repositioning and strapping rather than replacement.
Insulation matters in the same spaces. Where it's missing or compressed, the system loses energy, and on the cooling side the duct can sweat, dripping condensation onto whatever's below. A stain on a ceiling under an attic duct run isn't always a roof leak. Sometimes it's a sweating duct, a distinction worth making before anyone opens the roof conversation.
The deceptive one: chronically weak rooms
"Airflow at registers in the two rear bedrooms noted as weak; system otherwise functional." Buyers read that as a dirty filter or a closed damper. Sometimes it is. But chronically weak rooms, especially in homes with additions or bonus rooms over garages, often trace to duct design: branch runs too small or too long for the load, or a return path that can't pull enough air back. Undersized return ductwork is especially common; it starves the whole system and overworks the blower, which can shorten equipment life.
The cost gap is why this matters at purchase time. Sealing a joint is a $300 fix. Correcting a design problem means new runs through finished space, a different budget category entirely. If the report notes weak airflow in the same rooms where the sellers put box fans, ask the follow-up question now, not in August.
The asbestos question
In homes built or retrofitted with central air before about 1980, two duct-related materials raise the flag: white or gray paper-like wrap on sheet-metal ducts and their joints, and Transite asbestos-cement duct, sometimes used for in-slab runs. Inspectors do not identify asbestos, since no visual inspection can. The language stays deliberately careful: "Duct insulation wrap of an age and appearance consistent with materials that may contain asbestos was observed; recommend laboratory analysis prior to any disturbance."
Keep this in proportion. Intact, undisturbed asbestos wrap is generally a low hazard; the risk is in fibers becoming airborne when the material is damaged or disturbed by work. Its presence still changes things, though. Any future job touching those runs, even routine sealing or an equipment swap, now needs testing first and possibly licensed abatement, which multiplies the cost of otherwise ordinary work. What duct work actually costs
Access dominates these numbers. The same repair costs triple when the duct is under a slab instead of in an open crawlspace.

The findings that sound smallest ("weak airflow," "older insulation wrap observed") are the ones that can belong to the bottom half of this table.
Handling duct findings in the deal
- Bundle the sealing-and-support items into one modest ask, or accept them as first-month homeowner work. They're real, but they're maintenance-priced, and itemizing them clutters your stronger requests.
- Chase the weak-room finding to a cause before negotiating. An HVAC contractor can tell a damper problem from a design problem in one visit. Negotiating a $300 fix when the truth is a $5,000 redesign is the failure mode to avoid.
- If asbestos is suspected, get the lab test during your contingency. A $400 test converts "may contain asbestos" into a fact, and a positive result is legitimate negotiation material: it surcharges every future job on those runs.
