EIFS / Synthetic Stucco: The Moisture Concern Inspectors Flag
EIFS looks like stucco but behaves nothing like it once water gets behind the surface. Why inspectors treat it with extra caution, what a moisture test costs, and how to negotiate a house that has it.

If your inspection report mentions "EIFS," "synthetic stucco," or "Exterior Insulation and Finish System," it's worth stopping and reading that section slowly, even if the rest of the report is clean. EIFS isn't dangerous by nature, and plenty of houses with it never have a problem. But it's one of the few cladding systems where a home inspector's visual assessment genuinely cannot answer the question that matters most, and that gap has burned enough buyers that the material has a reputation problem that's at least partly earned.
What EIFS actually is
EIFS is a synthetic cladding system: a rigid foam insulation board is attached to the wall's sheathing, then coated with a fiberglass mesh and a thin, textured acrylic finish coat that's tinted to look like traditional stucco. It became popular starting in the 1980s and 90s because it's a good insulator and cheaper to install than real stucco. Visually, it can be almost impossible to distinguish from hard-coat (traditional) stucco from the ground.
The problem isn't the material itself; it's what happens when water finds a way behind it, which early "barrier" EIFS systems (installed roughly through the late 1990s) had no reliable way to deal with.
Why it behaves differently than every other siding
Traditional stucco and most other siding materials are either water-shedding with a drainage path, or absorbent-but-breathable. Either way, moisture that gets behind them has some route back out. Older "barrier-style" EIFS was designed on the assumption that the acrylic coating would keep 100% of water out permanently. It doesn't, in practice: caulk fails, flashing at windows and rooflines gets missed or done wrong, and once water gets behind the rigid foam, there's no drainage plane and nowhere for it to go. It sits against the wood sheathing and framing, and it can do so for years without a single visible sign on the exterior surface.
That's the core issue: a wall can look flawless while the sheathing and framing behind it are actively rotting. By the time staining, softness, or a musty smell shows up inside, the damage is often already extensive. Newer EIFS systems ("drainable EIFS," standard since roughly the early 2000s) include an actual drainage plane behind the foam and don't carry the same risk profile. But a visual inspection alone often can't tell you with certainty which generation of system is on the wall.
What inspectors actually write
Because a home inspection is non-invasive, an inspector can only note what's visible and recommend the next step. A typical write-up: "Exterior wall finish appears consistent with EIFS (synthetic stucco). System age and drainage type could not be confirmed by visual inspection. Recommend evaluation and moisture testing by a qualified EIFS inspector prior to closing, particularly at window and door penetrations, kickout flashing, and sealant joints."
Notice what that finding does and doesn't say. It doesn't say there's a problem. It says the visual method has reached its limit, and the next step (a specialist with a moisture meter) is the only way to actually answer the question. Treat this as the inspector doing their job correctly.
What a real EIFS evaluation involves
A dedicated EIFS inspection is a different service than the general home inspection, typically performed by an inspector certified specifically in EIFS assessment. It usually includes:
- Visual inspection of high-risk details: window and door flashing, kickout flashing at roof-to-wall intersections, deck ledger penetrations, and sealant joints, since these are where the vast majority of EIFS failures originate.
- Moisture meter readings: a non-invasive probe or pin-type meter taken at multiple points around the exterior, especially near the high-risk details above, to check for elevated moisture in the wall assembly.
- Sometimes, invasive probes: small test holes drilled at a few locations to directly sample moisture content in the sheathing, patched afterward. This is the only way to get a truly conclusive reading, and a good inspector will recommend it if the non-invasive readings are ambiguous.
Telling EIFS apart from real stucco
Since the two look nearly identical from the curb, a few practical tells help before you even call a specialist. Tapping the wall is the simplest: traditional stucco over masonry or lath sounds solid and hard, while EIFS over foam board sounds noticeably hollow, similar to knocking on a hollow-core door. Looking at the edges around a window or where the wall meets a foundation can reveal the foam board's thickness (often an inch or more), while real stucco is a thin coating with essentially no depth to it. Checking for a consistent, uniform texture with no visible mesh, joints, or expansion breaks can also suggest EIFS, since some drainable systems include visible control joints that traditional stucco installations handle differently. None of these tells are conclusive on their own; that's exactly why the specialist evaluation exists. But they're useful context for reading what your inspector wrote, and for spotting a listing description that says "stucco" when it's actually EIFS.

The range is enormous because the finding itself is a question mark until it's tested. That's exactly why the test is worth doing before you negotiate: a $300–$800 inspection can turn a vague worry into either a clean bill of health or a specific number.
How to negotiate a house with EIFS
- Get the moisture test before you remove your inspection contingency. This is the one exterior finding where "wait and see" genuinely isn't a safe strategy, because the damage compounds silently.
- Ask when the EIFS was installed and whether it's a drainable system. If it's post-2000s drainable EIFS with a clean moisture test, the risk profile is much closer to ordinary stucco.
- If moisture is found, negotiate off the remediation estimate, not the vague finding. "EIFS was flagged" gets you nowhere with a seller. "The EIFS inspector found elevated moisture at three window locations, estimated at $6,200 to remediate" is a number they have to respond to.
- Check with your insurer and lender early. Some insurers ask about EIFS directly on an application, and a confirmed moisture problem can affect financing on certain loan types.
Let the readings decide
The word "EIFS" on its own tells you very little; it names a material where the home inspector's normal tools stop being enough to answer the real question. Treat the recommendation for a specialist evaluation as the system working as intended, get the test, and let the actual moisture readings decide how you negotiate.
