Garage Findings: Firewall, Doors, and Slabs
The garage section mixes some of the cheapest findings in the report with some of the most legitimately safety-relevant ones, and they don't look different on the page. This guide separates the $20 fixes from the fire-separation problems.

The garage gets a strange kind of attention in a home inspection report. It's the least finished room on the property (bare slab, exposed framing, a big door on springs), so buyers assume its findings are low-stakes. Then the report arrives, and the garage section is dense with alarming vocabulary: fire separation compromised, auto-reverse failed to respond, fire-rated door. The mismatch confuses people in both directions. Some panic over what turns out to be a $20 tube of fire-rated caulk; others shrug off an opener that genuinely wouldn't stop for a child.
The garage section of a home inspection is really three small inspections stacked together: a fire-separation check, a door and opener safety check, and a structure and slab check. Each has its own logic, its own stakes, and its own price list. Sorted that way, the section becomes one of the easiest in the report to act on: almost everything in it is cheap, and the few items that matter, matter for clear reasons.
The firewall: why inspectors care about drywall in a garage
An attached garage is the most hazardous room that shares walls with your bedrooms. It's where the house keeps its car, its gasoline, its mower fuel, and often its water heater and furnace. Building codes have long required a fire-separation assembly between garage and living space: a continuous membrane, typically drywall, with 5/8-inch Type X on ceilings below living space. Its job is to slow a garage fire long enough for the people inside the house to get out. The everyday word "firewall" overstates the assembly, but continuity is exactly what makes it work.
That continuity is what inspectors are checking. The common breaches, in typical report language:
- "Penetrations observed in fire separation wall/ceiling; recommend sealing with appropriate fire-rated materials." Holes from removed shelving, an abandoned cable run, an unsealed gap around a duct or pipe. Each one is a smoke-and-flame shortcut into the house. The fix is fire-rated caulk or a drywall patch, trivially cheap.
- "Pet door installed in door between garage and dwelling." A pet flap in the fire door defeats the assembly entirely. This one surprises sellers who installed it with no idea it mattered.
- "Door between garage and dwelling is not a solid-core/fire-rated door," or "self-closing mechanism absent/disconnected." The person-door into the house is part of the assembly: it should be fire-rated or solid wood of adequate thickness, and in many jurisdictions self-closing. That way it can't be left standing open the night the car charger shorts. Homeowners routinely remove the self-closer because the door bangs; inspectors routinely write it back up.
- "Attic access hatch within garage lacks appropriate covering." An open or flimsy hatch lets fire bypass the ceiling into a shared attic.
None of these findings is expensive, and that's the point worth internalizing. Fire-separation breaches are the clearest case in the whole report of high safety relevance at low cost, the same category of finding the safety and environmental hazards guide puts at the top of any action list. There's a related placement rule in older codes worth knowing: gas water heaters in garages were long required to have their ignition source elevated ~18 inches above the slab, where gasoline vapors pool. Inspectors still note it on older installs, though modern flammable-vapor-ignition-resistant (FVIR) water heaters have relaxed the issue in many jurisdictions.
One more note specific to attached garages: because cars, fuel, and gas appliances live one wall away from bedrooms, a carbon monoxide alarm inside the house near the garage entry is a standard recommendation you'll see paired with these findings.
The overhead door and opener: the safety test people watch
The garage door is the largest, heaviest moving object in the house, commonly 130 to 350+ pounds, and the opener findings are the section's second genuine safety cluster. Since 1993, U.S. openers have been required to have two protections, and inspectors test both:
- Photoelectric sensors ("photo eyes") near the floor on each side of the opening, which reverse the door if the beam is broken. The findings write themselves: "Photoelectric sensors mounted above required height" (they belong within about six inches of the floor; you'll find them relocated to the ceiling by owners tired of a blocked beam), "sensors misaligned/inoperative," or "sensors not present" on pre-1993 openers.
- Auto-reverse on contact, tested by placing an object (commonly a 2x4 laid flat) under the closing door: "Door failed to reverse upon contact with test object; adjust or repair opener." A door that doesn't reverse is the mechanism behind a long, documented history of child injuries and fatalities that prompted the federal requirement in the first place.
Both failures are usually an adjustment, not a replacement. The other door findings are mechanical. A snapped torsion spring is obvious, since the door suddenly weighs its full weight; spring replacement is emphatically not a DIY job, because the stored energy injures people every year. Reports also flag cables, rollers, and bent tracks, and on the door itself, cracked panels or a rotted bottom section. The honest-but-minor tier reads like: "Overhead door operates with resistance; lubrication and adjustment recommended."
The slab and structure: mostly reassurance
Garage slab findings generate outsized worry because the crack is right there under your feet every day. The reassuring context: a garage slab is not part of the foundation in most construction. It's a floating slab poured inside the foundation walls, carrying no structural load from the house. Shrinkage cracks, minor settlement cracking, and surface spalling in a garage slab are the same cosmetic story as driveway cracking, covered in the driveway and walkway guide. The standard note reads: "Typical cracking observed in garage slab; no significant displacement noted." Translation: concrete being concrete.
What would escalate it: significant vertical displacement, heaving, or wide cracks with movement, which suggest soil problems that may not stop at the slab, or cracks in the garage's stem walls and foundation rather than the floating floor. Those belong to the same evaluation framework as any foundation crack finding, where pattern and displacement tell the story.
Water shows up here too. Staining across the slab or at the base of garage walls usually traces to the driveway pitching toward the opening or downspouts discharging beside the garage. The table's shape is the takeaway: the safety findings cluster at the cheap end. A garage section with five alarming-sounding findings is frequently a few hundred dollars of caulk, hinges, and adjustment.
How to handle garage findings in a negotiation
- Fix the fire-separation items regardless of who pays. They're cheap enough that the negotiation barely matters. What matters is that they're done before you're sleeping on the other side of that wall. Bundle them into any repair credit as small, undeniable line items.
- Ask for opener safety failures outright. "Auto-reverse failed" is a documented safety non-compliance with a known small cost; sellers rarely fight it.
- Let slab cosmetics go. Crack-free garage floors are rare, and asking for one reads as padding.
- Price a genuinely failing door honestly. A rotted, cracked, or spring-snapped door is a real several-hundred-to-couple-thousand-dollar item, and a fair credit ask, especially bundled with other exterior findings.
- Follow water evidence out of the garage. Slab staining is a symptom; the ask should target the driveway slope or downspout that's causing it.
Three checklists, one afternoon
Read the garage section as three checklists. The fire-separation items are the ones with real stakes and trivial costs; fix them all, immediately. The door and opener items are federally-motivated safety checks that usually resolve with adjustment. The slab items are almost always concrete being concrete. Nothing in this section should scare you, and two of its three categories deserve action anyway, a combination that makes the garage the easiest section in the report to simply handle.
