Roof Ventilation Findings and Attic Moisture
Attic ventilation findings sound minor next to a leak, but poor airflow quietly shortens roof life, feeds moisture and mold, and shows up as a soft, easy-to-underestimate line in the report. What inspectors are actually checking is more specific than it looks.

Attic ventilation is one of those systems nobody thinks about until it's failing, and even then the symptoms show up somewhere else: a shortened roof life, a musty smell, curling shingles that look like sun damage but aren't. Inspectors check it specifically because it's cheap to fix and expensive to ignore, and because it's one of the few roof-adjacent findings that's actually about airflow rather than water or structure.
What ventilation is supposed to do
An attic needs continuous airflow that enters low and exits high. In a properly vented attic, cool outside air enters through soffit vents under the eaves, rises as it warms, and exits through ridge vents, gable vents, or roof-mounted vents near the peak. That constant low-to-high flow does two jobs at once: it carries summer heat out before it bakes the underside of the shingles, and it carries moisture-laden air out before it condenses on cold surfaces in winter.
When either the intake or the exhaust side is blocked, undersized, or missing, that flow stalls, and the attic starts working against the roof instead of protecting it.
What inspectors are looking for
A home inspector checking ventilation is generally evaluating four things from inside the attic and from the exterior:
- Balance between intake and exhaust. Building science guidance (and many local codes) call for roughly equal net free area split between soffit intake and ridge/gable exhaust, commonly figured around 1 square foot of vent area per 150–300 square feet of attic floor, split intake/exhaust.
- Blocked soffit vents. The single most common defect. Insulation pushed against the eaves, or bathroom exhaust fans mistakenly vented into the soffit area, chokes off the intake side even when the vents themselves look fine from outside.
- Physical vent condition. Cracked, painted-shut, or pest-damaged vent covers; missing baffles that are supposed to hold insulation back from the soffit opening.
- Signs the system isn't working. This is where ventilation findings blend into moisture findings: rusted roofing nails visible from inside the attic, discolored or delaminating roof sheathing, and a general "hot and stuffy" or musty read on the space.
A typical entry: "Attic insulation observed blocking soffit vents along the south slope, reducing intake airflow. Ridge vent appears functional. Recommend clearing insulation from soffit baffles to restore ventilation balance." Notice this finding has an easy, cheap fix baked right into it. That's typical of ventilation problems, which is good news buried in dry language.
Why the balance matters more than the vent count
A roof can have plenty of vents and still be poorly ventilated if they're lopsided. All exhaust and no intake is a common and counterintuitive failure mode: a ridge vent with blocked or absent soffit vents doesn't pull fresh air through the attic. It can actually pull conditioned air up from the living space through ceiling penetrations instead, dragging household moisture into the attic and making the problem worse. Inspectors who note "ridge vent present, soffit intake not observed" are flagging exactly this mismatch, and it's worth taking seriously even though nothing looks obviously broken.
The bathroom fan mistake
One specific installation error shows up often enough to deserve its own callout. A bathroom exhaust fan that was supposed to vent all the way outside instead terminates loose in the attic, or worse, dumps directly into the soffit area it's supposed to be drawing fresh air through. Every time that fan runs, it's pushing warm, saturated bathroom air straight into the attic space instead of expelling it from the house. This single ductwork mistake can undo an otherwise well-balanced ventilation system, and it's common enough in additions and DIY bathroom remodels that inspectors specifically look for it when they can trace the ductwork. The report language runs like this: "Bathroom exhaust fan duct observed terminating in attic space rather than through roof or wall to exterior. Recommend rerouting duct to a proper exterior termination point." The fix is usually a straightforward duct-rerouting job, often under $500, but it's easy to miss if nobody's looking specifically for where that duct actually ends.
Powered attic fans: a mixed bag
Some homes have a powered attic ventilator — an electric or solar-powered fan mounted on the roof or gable that actively exhausts hot air, rather than relying on passive convection through ridge and soffit vents. These can help in specific situations, but building-science opinion on them is genuinely mixed. A powered fan stronger than what the available soffit intake can supply may depressurize the attic enough to pull conditioned air out of the living space below through ceiling gaps and can openings. That's the same "pulling from the wrong place" problem an unbalanced ridge vent causes, just with a motor behind it. If your report notes a powered attic fan, it's worth asking whether the soffit intake was verified as adequate for it, rather than assuming a fan is automatically an upgrade over passive ventilation.
What poor ventilation costs you over time
Ventilation itself rarely causes a sudden, dramatic failure. It causes accelerated aging across several systems at once, which is why the finding is easy to underrate:

The good news: ventilation problems are usually inexpensive relative to almost anything else in the roof section.

Compare that to the cost of the roof life it's quietly shortening, and a ventilation fix is one of the better dollar-for-dollar moves a new owner can make in the first year.
Reading it alongside moisture findings
Ventilation findings and moisture findings travel together, but they're not the same finding, and it's worth telling them apart before you react. A dry attic with blocked soffits and no staining is a ventilation-only finding: a maintenance item, nothing urgent. What to actually do
If your report flags ventilation but no moisture staining, it's a fix-soon item rather than a negotiation lever. The cost is too low and too easy for most buyers to bother asking a seller for it. Do it yourself in the first few months of ownership, particularly before the next extreme summer or winter, since ventilation problems compound the longer they run.
If the report pairs a ventilation defect with visible moisture, mold odor, or sheathing discoloration, treat it as one combined finding and consider getting a moisture reading from a specialist before you close.
